Either tell the former tenant that what you said was confidential and you won't confirm any information or lie and say you didn't give them a reference.

And since you can’t represent confidentiality to both a seller and a buyer at the same time, I don’t see how wholesale deals can ethically be transacted by a licensed agent.

My second mortgage would be $183,000 (did not factor in downpayment)So, the numbers look like this:“Subject To” mortgage (PITI): $2,750.00/month Second mortgage: $1,017.00/monthGrand total: $3,767.00/monthRents in the area: $1,300 for the 3 bedrooms and $1,200 for the 2 bedrooms.These numbers are actually on the low end and I’m confident I can get $50.00 more for each unit.

These problems can be avoided by quietly talking to 1 or 2 top brokers in an area, with the understanding that the potential transaction is to be kept confidential.
