As it stands now, the sweet spot in that area in the market for rent seems to be a little larger 2/2 house with large living area for guests.

Any time you transact with a traditional currency it goes through a very complex series of checks that ultimately are centrally controlled by some government.

Then I started to contact brokers that bought and sold Apartments complexes and proceeded to 1031 exchange all my Condos for Apartment complexes and told my story on BP Podcast 238 in 2017.  

In a slow market homes sit and rot, they are on the MLS forever and the longer it sits, the lower the price goes to find the sweet spot for just the perfect buyer.

Or a small complex.  

We had a wash & fold service with pickup & delivery, which added complexity to the operation.

They already cancelled many large complex deals or doubled their price for the past few years.

I love a risk if it means a reward. we’d love to buy a rental in our future home state but recognize the complexities of that.
