So having a borrower sign a deed in lieu AS A CONDITION FOR MAKIMG A LOAN is not going to stand legal challenge.

Many judges would feel you got paid even if no cash was sent to you.I could see this potentially working on a higher-end property that it in excellent condition with a Grade A tenant.  

And your competition will be a bunch of identical units...your pricing will always have a ceiling.

Also in Touristic cities like Paris there is a competition among tenants to get the LTR  appartment.

I didn't make any renovations as the property was already in good condition.
