If you're not conducting the work yourself, contract with reputable and competent companies.

I personally think they are a good company (that's why I hired them) but they may be too 'busy' for small fish like us.

Depending on the way their company operates, you filing your property as an investment on your taxes may be considered an issue for them depending on how stringent they are.

Call some local HVAC/Mechanical companies and ask what the average cost would be for this upgrade! 

Ensuring that you provide all of the applicable information to the cost segregation study company helps them provide the most accurate cost benefit analysis.

To set the stage, I'm owner of a short-term rental property in the Poconos in PA and we use a property management company for bookings, maintenance/cleaning, guest management, etc.This past weekend we had a guest booking but when the guests arrived Friday evening the house had no running water, though it had been running fine earlier in the day when the Property manager (PM) was at the house to give a final check and leave the welcome packet.

Most PMC's will add extra fees to help the company make some extra revenue.
