Future steps will be getting engineering plans done for the road and utility work, a concept plan for the subdivision and getting it all approved from P and Z and town council again.I know I am missing steps in here but I wanted to type out a scenario so I can come back with questions when I hit some road blocks.

If banks controlled all this business and did away with the broker model and like what I experienced the lender was a bank employee and was on salary not commish.. docs are prepped by the bank ( on my commercial loans that is free no charge NO JUNK Fees at all just appraisal and 1/2 a point to maybe 1 point. this is a stumbling block for owner occ especially first time buyers who dont have money for closing costs and generally need the seller to contribute you know I see it all the time on my starter homes that I finance for flippers.. virtually everyone has seller assist on it to pay for all the junk fee's and brokers fees.. its getting paid somewhere and that just makes it harder for those buying homes to live in ..

One is a 2bed/2bath completely renovated and the other is a cinder block house 2 bed/1 bath that needs minimum updates.

Only choose houses in the blocks that you really want and know you will have to overpay to get it this way.Are you looking for a done house or a rehab one for yourself? 

It's oftentimes the small details that get overlooked - light switches, lighting, trims, closet doors, and if applicable fireplace mantel...Also don't forget about picking a harmonious color palette!

Separate bank account, credit cards, signature blocks for every contract and document you are signing for LLC. 

Its barking is on and off, but almost every day there are easily blocks of 30-45 minutes when it's barking pretty much non-stop.

We just keep running into road blocks on this deal with lenders.
