Just thank your deity that you don’t live in a rent controlled city/state.

I’m naturally inclined toward this area because it’s within driving distance of major west Coast cities (L.A., San Diego, and others)—making it feel like a “natural” choice for a regional traveller wanting to get away for a short weekend. 

I am the real estate professional and I worked with hard money lender This sounds like the exact same strategy a client of mind uses in Kansas City!

However, I’m open to exploring opportunities in other cities or markets if the numbers make sense and align with my investment goals.If you know of any deals or markets worth considering or maybe even a deal lines up, I would love to know of it!

Electric: is the easiest to split, but may require holes cut in walls to separate the units.Gas: gas lines aren't as flexible as wires, but it can usually be done affordably.Water: most cities will NOT install additional water meters on a property.

Follow all safety requirements your Insurance Company plus city and county require.This usually includes childproof access and alarms.

The city would come flush the system, and said everyone needs to stop flushing wipes and pouring grease down drains, etc.
