This is a very nice place that brings 15K-20K a month in the summer.  

But during the summer in Fayetteville you can charge more in rent.

There tends to be less competition from every day home owners who need to move in the spring/summer before the new school year starts and thus the possibility of having more leverage on sellers.

Husband was supposed to take over the mortgage, but didnt qualify.Last summer, she decided to take her kids and move to a neighboring city.

The home was my primary residence prior, and if I sell the home next summer, I wouldn't have to pay capital gains taxes on the $200K appreciation (lived in home 2 out of last 5 years). 

We do Self storage and deal with wasp and yellow jacket nests throughout the summer.  

My problem is that every six months I have to move (summer season North Carolina, winter season Florida) so I can't use first home trick.

Here are the details:- Property value: $70K- Square footage: 943 sq ft- Summer tax bill: Nearly $3,000- Comparable properties: Similar homes (1,300 sq ft) are only paying $940-$1,100This seems significantly out of line with neighboring properties.

Summer is dry here and fires are a real concern so I say nope.We have a $500 security deposit and it is clear that I will keep it if you smoke anywhere on the property.

It’s very seasonal here and the only months I’m actually paying the mortgage in full is during high season in summer.
