I think the OP was asking whether a single lender offers a 100% (acquisition and rehab) loan, to be kept in-house.My original answer reflected that no HML in their right mind would do such a thing.

I'm finding when I look at a given property, I get inaccurate comps in two ways: 1st, a property will show up in the list as a comp to my subject property but have a REALLY low sale value; upon investigation I find that the property acutally hasn't sold in 10+ years but PropStream thought it was comp; 2nd, a property will show up as "Sold" in the MLS status, but all ownership and transaction history tab don't reflect the new data.

They have made it clear to me that they refer to me because they are comfortable/confident that I will take good care of the client which reflects better back on them, keeping their reputation strong and earning them real estate referrals from the client if they end up happy with the whole experience (which is much more valuable to them than a few hundred bucks from me).

If supplying a washer/dryer is pretty standard in your area (seems like it is in many TX markets, but not mine in CA) then I would add it, but make sure the rent reflects it.No furnishings supplied unless its a STR
