The house sits in a vegetation easement, so that calms some of my concern.

I calmly respond with only the relevant maintenance information and then he continues barraging me with personal info and threats. 

I’m hoping that a pre-payment penalty will calm their fears.

One main issue being the frig water line leaking and no one saying anything till I happened to go in the basement and see the waterfall coming from the first level - ruined my new hardwood floors :-(  Wondering if peoples fears and issues change much from different cities like New York, Dallas, Los Angeles, Orlando, Seattle, Kanas City, Etc.

When it comes to the profit structure for a syndication consisting of a sponsor, general partner, and limited partners, typical splits are 30/70 SP/LP and then increasing the sponsor's split under a waterfall.

As a property manager for a few years now I can say that:1) it's incredibly rewarding and one of the best feelings is to take a problem property with problem tenants and turn them around and make them into a profitable venture (I've been doing that for a decade with foreclosures so it's much the same to do it for investors).2) I have fired clients over the years...when my office is disrupted and angry emails and calls are coming in OR when I have come to the conclusion that an owner doesn't feel we are worth the value (and in turn we don't feel they are worth the effort to calm down and constantly smooth feathers) then we respectfully part ways. 

I had to make some concessions to tenants on rent to keep them calm while they were forced to go to laundry facilities to clean their clothes.

Waterfall schedules might be appropriate and agreeable.Best to consult your tax CPA/EA and attorney.
