One main issue being the frig water line leaking and no one saying anything till I happened to go in the basement and see the waterfall coming from the first level - ruined my new hardwood floors :-(  Wondering if peoples fears and issues change much from different cities like New York, Dallas, Los Angeles, Orlando, Seattle, Kanas City, Etc.

CJ Ashton thank you for your response and I hope to be the “House” 😊Nathan G. maybe it’s that I didn’t expect that response from someone in Wyoming among the calming trees and mountains, I do miss mountains but would miss wearing shorts and sandals almost year-round.Gail Dudlicek if I was selling I would supply a home warranty but that to me always seemed the only reason for it; and I know what a roof and A/C cost as I just had both replaced on my house and I have replaced the dishwasher, microwave, faucets so not coming in blind thankfully, and thank you for responding.Ben Zimmerman sorry to hear about all your troubles with your first rental, thank you for sharing, it really helps prepare for what I’m getting intoJonathan Watt so you are part poet, nice and thank you.

As a property manager for a few years now I can say that:1) it's incredibly rewarding and one of the best feelings is to take a problem property with problem tenants and turn them around and make them into a profitable venture (I've been doing that for a decade with foreclosures so it's much the same to do it for investors).2) I have fired clients over the years...when my office is disrupted and angry emails and calls are coming in OR when I have come to the conclusion that an owner doesn't feel we are worth the value (and in turn we don't feel they are worth the effort to calm down and constantly smooth feathers) then we respectfully part ways.
