Since I'm technically borrowing 100% of the purchase price by taking the down payment from the HELOC (rather than the 75% loan against the subject property) I guess I could indicate 0% downpayment and create some sort of blended rate that represents the new 1st mortgage against the rental property and HELOC payment.

It serves two purposes, it allows for a water proof cover for the joint & gives you a better caulked finish for the shower door frame.I also always add a 2x4 behind the joint to ensure a good solid screw anchor for the shower door framing.Tough to see but it blends in nicely & the PVC wraps around the corner on this one.

Being in the tech space, maybe you want to find a way to blend the two, like others have with different products they've developed and brought to the market.Maybe you'd like to invest passively in real estate, there are a ton of platforms/services/sponsors for that. Then of course there are the more traditional active investing paths like self storage, multifamily, mobile home parks, office, warehouse, parking lots, raw land, the list goes on and on.I recommend researching the different strategies here on BP to figure out which is best for you.
