(per their under writer)Even they know that the redemption right passed 6 months and its expired already but they say its their policy / some of them they want to add language for 4 years uncovering.The 2 deals are gone now...im going to relist but was wondering if any recommendation of title company in dallas/texas that wont include this language in schedule C or in the entire commitment.Your advise is highly apreciated

you are better off pay it off ASAP so you have more cash flow.Is this a class C or below urban neighborhood.

Maybe that is a property in a class c- or D neighborhood. 

Someone will be betting a lot more on you than you even have to bet on yourself.

If your getting $4,600 in rent from 8 units I’m assuming it’s a C or D neighborhood and in that case you want a 10+ cap rate to compensate yourself for the risk.

These will likely be Class C or D neighborhoods. 

Never bet on appreciation.

Dont bet on the market, bet on a variable you can control like property management, proper maintenance, well screened tenants, etc.

Bangs Ave, Lake Ave, Springwood Ave, Corlies Ave, all of the numbered Avenues (1,2,3rd, etc) up to the Neptune Middle School are all tough areas.  

After the PMI drops, I'd cash flow only 140 per month (again after all expenditures).I know I can't bet on appreciation, but am I wrong in thinking it could be a good idea to hang onto this place for a bit?
