New drive up units have almost doubled in price in the last 4 years to around $4,100 erected; not counting land and other costs. 

I've been in the niche since 2007 buying homes in parks and out on land moving them into the parks.

In my personal opinion, it's the land that is appreciating, not the house.

Maybe land isn't the way to go? 

Generally, the coverage of the policy will state; “The coverage of this policy shall continue in force as of Date of Policy in favor of an Insured after acquisition of the Title by an Insured or after conveyance by an Insured, but only so long as the Insured retains an estate or interest in the Land, or holds an obligation secured by a purchase money Mortgage given by a purchaser from the Insured, or only so long as the Insured shall have liability by reason of warranties in any transfer or conveyance of the Title.”

I am a newbie to RE and just my own personal home and some land.

Depending on where the investment is and how successful that market is doing, I'd tear down a portion and keep Ownership The other part of land to eitherA.

I have a city rowhouse with a 20' sidewalk and 5' wide steps with 9 treads and two 7'x7' landings.

Looking more closely the higher price agent seemed to provide overall better comps though one or two that I would have considered comps at a somewhat lower price didn’t make it.the Lower price agent had a very unimpressive CMA which included a hurricane damage property sold for land value and another that was an auction, so in retrospect, I’m not too convinced that the lower price agent really knows what they are doing.
