This is what I typically use for my SFR direct mail campaign to landlords. but if you are targeting multifamily more likely they will have tenants in place, so that statement is not as powerful for your audience as it is for SFR landlords, that sometimes is hard to sell a property with Tenants in placeI hope that helps a bit

If you look through some of the posts on BP, you'll read many stories, specifically of investors from California and NYC buying cheap properties, frequently in the Midwest and South who have lost money.

More frequent turn over, longer turn around, tenants are harder on the properties, and his appreciation is much lower year over year than his NYC rental.  

I think that would be helpful information for BP audience.
