Most companies have a limit of what they're able to offer.Some companies have a commercial type of policy they can move the policies to, but not all.There are companies who have a strong appetite for investors and there are also specific rental property programs available.

My bank allows 45% DTI for investment properties so I know this one varies based on the institutional appetite for risk, but my guess is you were running your numbers thinking the rental would count as income.

And for doing an equity line, just depends on your appetite for risk: some people won't touch the equity because it's putting their primary residence at risk, while others do it all the time.If you do proceed, of course run the numbers.

If you buy lists make sure they flag do not call numbers so that you limit your contact to snail mail only.Email is pretty ineffective as it will usually get automatically moved by email software into a spam folder and you won't even get their eyeballs.If you have appetite to throw rehab into the mix (either flip or BRRRR) you can add Driving for Dollars.
