From what Zack said it seems I might have trouble setting up a LLC anyway as I am using a conventional loan with 5% down and buying with my wife.From what you all have said it seems best to set up a Land Trust and get an umbrella policy with enough liability to protect us from any issues.

The mortgage broker recommended me to refinance my existing 2-family house (not to take out equity) so that it becomes my investment property but I asked my existing mortgage bank and they said that I don't have to refinance it even though I am using it as an investment property. 

So, yes -- I've used/am using some private money, but I have barely done the real work of reaching out to my bigger circle.

I am using a buy-and-hold strategy for the most part, but will be glad to consider other strategies.

Right now I am using my income from being a realtor to place it into passive income investments.

Hey all,I want to share with you a problem I encountered and a solution I came up with.I am using the MLS as one of the sources of my deals searching.While the MLS is great, it doesn't offer me as an investor any filtering options, or actually any other 'advanced' option rather than viewing the listings.So, in the past few weeks I've been working hard on a solution for my problem and I am happy to share that I have a first working test version!
