Does anyone have a real estate contract I can use for wholesaling in American Samoa?

I'm working up a business plan now would love some more thoughts and opinions.1) Who give grants for this kind of thing2) I have checked with zoning, I'm thinking about doing something like a Affordable daycare, Offices for Native American Council (Building does have cultural significance), Grounds for Pow Wows and redo the gym in there for community event. 

The key is that they are lending their own money, not just originating loans for Fannie and Hedge Funds  like the big banks do.First Western Federal Savings in SDNorth American Savings Bank in MOTitan Bank in TX

It should have been Puerto Rico since it's part of the US and Americans don't need a passport to get there.

And only 1 of them is of a known brand (American Standard) and it's close to $700 and has a 1.28 GPF rate, which I don't like - prefer 1.6.  

I believe wholesaling is typically a North American phenomenon.

They need to get boats, there all moving to Belize :) I was there last year, wow, tons of Americans moving there  

American corporation lifestyle is already very relaxed compared to the world standard.The bigger issue that I see is that the pie for residential real estate, is not that big enough, except if you want to work for big developer.

Passively investing in the broad stock market has definately retired more Americans than Real Estate for no effort at all because of the power of compounding.

Not sustainable except for the top 10-15% of Americans.
