Go through the podcasts as there is allot of useful information in regards to loan process, foreign income, commercial loans etc. 

They could allot money above the sale price to be for repairs and pay out a contract if you have a signed agreement in place with a contractor.

Seriously though location is important but I don't think there are particular areas that are better than others for everyone, it depends on your budget, risk tolerance, time allotted to management, etc.

The few that do might have requirements as such:- owner would need to have lived in the unit for 2 years first- owner only allowed to rent out unit for 1 year, then must come back to live in the unitDon't forget to allot money for maintenance/repairs inside your unit (broken dishwasher, refinish floors, stuff that will inevitably come up, etc.), so $415 is probably a bit inflated.

If you have heard allot of negative things about condos then you would do well to consider those negative things very carefully because they can become very real and difficult to deal with.

Your asking allot of questions but I can tell you one thing - tenant not saying anything is NOT weird even if they are like "everything is fine".

You would be surprised to see that condo complexes don't factor in all the items they should be when determining their budgets and savings allotments.  

The VA allows approximately $430,000 with no money down, we spread this allotment over these two homes and in doing so used our VA allowance.
