As long as my total portfolio is cash flow positive and contributing to my ability to accumulate property, I’m happy.

My current HELOC matures 12/31/2024 and I'm thinking this bank will not want to renew the loan (I'll verify this of course) because I've accumulated rentals over the years, and now I have quite a few mortgages.

The idea of accumulating assets is much more exciting to me VS knowing what I'm worth on paper. 

My question that I would like one to consider is this: Should I target a property that slightly cash flows with a 30 year fixed, or buy a home with a better rate 15 year fixed and target fast accumulating equity and a big fat cash flow egg that will be gifted to me in 15 years?

What many do is accumulate "x" amount of properties then pay the debt down.

The end goal is to accumulate as many properties as possible in 5 years.

Due to item 1, adding an ADU can require years to start achieving any return (once the accumulated cash flow recovers the initial negative position).4) Adding an ADU is a slow process.

When people lose mobility, they stop leaving the unit to smoke and it accumulates fast.  

I had a similar situation thought I didn't go to court, they got late up to 2 months, but communication was fluent, I knew the issues that they weren't through and I did evaluate every time if I evict them or not, the late fees accumulated were a lot and they were paying as soon as the monthly payment was done.

I always request and accumulate as much due diligence as possible.
