It permeates the surfaces of the interior of the home and seeps in between the crevices and also into the HVAC system.Even if the smoker only smokes outside, the odor will be brought into the unit on the smoker's clothing.

The choir is preaching to you and others,,Pets are horrible for landlords.. no ifs or buts..You'll be delayed the clean up time before you are able to show so concentrate on getting that done.I would act like you have a showing and go in and really find out the cause of the odor.. if things are as bad as you smell and think,, take photo's to document what you find.

It's not so noticeable when windows are open or central AC is blowing, but if I close the doors and leave the AC off for a day and come back in I notice it immediately when I open the door.I have mopped the floor with Pine Sol and sprayed counter tops and window sills with Lysol, the odor was "masked" but didn't go away.Are there any "odor eater" products out there I can use?

A product called KILZ does a nice job of encapsulating the odors but you have to paint everything.

We usually use an air scrubber to catch particulates in the air and your commercial venders have access to machines like a hydroxyl or ozone to help with the odor.

-Have the HVAC unit cleaned out and use -Rent an Ozone or hire a company to clean the air-Replace the drywall all together-Another option is to clean, paint with KILZ (removing most of the odor but not all), and to simply market that unit as a smoking unit.Hopefully this helps Nathan
