An example is who cares if their credit score is XXX if they dont make 3 times the rent and have an eviction; you can already move on and save that extra step and cashing the app fee check.

As long as title will receive that addendum, and it states the terms, title will not risk their business on 4k....Just make sure the addendum states the correct terms...I basically do the same thing, i just dont call it an addendum, i make a simple two line contract with my buyer stating they owe me xxx aount of dollars at closing for bringing them this deal...I hand everything over to title and let them handle business..And Congrates on your 1st deal....

Start marketing the home to buyers the day you buy it for $XX,XXX price as-is, however for just $XX,XXX (a higher price) the home will be cleaned and move-in ready.What I mean by greed above is the final price you decide to sell the home for.

I or assigned (so I can include my business partner, or have him purchase it with his credit) offer $XXX with contingencies for inspection, due diligence (if it is a multi-family), partner approval and written approval of the inspection XX hours after the inspection, pending financing.
