I think one of the main issue with exiting whole subdivisions of BTR is that the homes were built about as cheap as you can build a home.. and a neighborhood full of rentals, 100% rentals is going to look like crap from a curb appeal standpoint.. and who wants to buy an owner occ surrounded by tenants like the first people coming in would. 

And the surrounding neighborhood we are aiming at for this specific listing did not have anything popping out for the past 2 years.

Don't forget to look in the areas surrounding Jacksonville. 

Still on a learning curve. but for me the Toledo and surrounding areas.

Land value are increasing at a steady rate just as of yesterday 300 square meters of land in the surrounding area was sold at $3000. 

Generally speaking, the townships surrounding KCMO are more favorable to BRRR-MTR.

The surrounding areas such as Belleville and Upper parts of Newark (upper Roseville, branchbrook park), Kearny are good options as well.
