It sounds like you’ve got a solid strategy and a clear focus on building your portfolio with multiunit properties, house hacking, and BRRRR.

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

The intention is good and there can be some solid advice. 

Without those benefits, I think I'd just stick the the stock market...easier, simpler, longer history, solid returns over the long term...

Not in all cases but more often then not.Additionally you have to have solid management who is checking on the property at a minimum once per quarter as many times I find these tenant don't always report issues timely.  

There is a solid argument of course for MF investing and scaling based on NOI.

Investors love seeing a solid return on investment. 

I wouldn't waste my time with finding what others call "A" deal, I'd focus it towards building the "deal" conveyor belt.
