I am beginning to devour all the resources I can find on real estate and investing, but being so green I am just taking rabbit trails hoping to find wisdom.What are some great pieces of personal advice you would have for someone who has never done this stuff before?

As I mentioned, if interested, I can share with you all the "paper trail" of our last flip - contracts, waivers, estimates, tracking, SOW, contractor packages, timesheets, etc. - stuff to help you in your rehab project.

I agree as well with @Jay Hinrichs If possible--- owner finance the deal as well to earn some trailing $--- 20% down and some cash over time is great.

Anyone have any suggestions for an Attorney and title company that knows about double closings and assignments in the CHARLOTTE NC / Indian Trail area?

The extra lot space that I have sits on a abandoned rail corridor that is in the process of being converted to a bike/walking trail and connected to a network of almost 40 miles of trails which is bringing people to the city from all over. 

My lender is interested in seeing the rent rolls and the trailing 12 expenses, we are interested in seeing the units and making an offer, but I'm at a standstill now.
