Seller was extremely motivated to sell and we closed pretty quickly.Here's the issue- we've been unable to rent the 2 renovated units.

I see a ton of sellers and listing agents overpricing homes and end up with big "price drops" back to reality. 

I have some experience doing this and I reacted when I heard that 99% of agents don't know what seller financing is.

I'm not sure about the SD market, but I'm in Sacramento, and focused more on creative and seller finance deals that cash flow.

The sellers had put so much pots, plants, planters and shrubs out that I thought there were too many plants/planters that would require a new owner to upkeep.After a few potential buyer tours/showings, the owner heard all the comments (via the security cameras) about how there was a "lot going on with the plants and stuff out front".

Buyers and sellers are still adjusting to these changes.
