but I have been doing business in Jackson MS for going on 2 decades.. the city is 70% or better black.there are west Jackson  war zone south Jackson C class hard working  NE Jackson B class and then a little farther north is A class with a lot of A B scattered about.. people no matter their race tend to want to live in the nicest areas they can afford.. when I had 300 plus SFRs in Jackson I would say my tenant base ( since it was hard working C class) was 90% or better black. and just like any other rentals tenants were all over the board on how they behaved..

Fannie Mae has a Small balance program up to $5 Million, they also have a scattered site program so you can treat residntial like a multi family when locations are not all adjoining. you will need an experienced multifamily lender that understands these programs.

Hi, Thanks all for the great responses...was planning to answer earlier but had to tend to three of my sheep which decided to all stray in different directions...mainly was running after a contractor that missed a deadline and then slowed down even further since he realized my house is not rentable for fall semester anyway...so what's the rush..Wanted to add some more context.Both portfolios are composed of 4-5 BR houses and are scattered all around campus within walking distance to campus.

While we aren't quite as big as California, there are major cities scattered all over the state: Raleigh/Durham/Chapel Hill (The Triangle), Greensboro/Winston-Salem/High Point (The Triad), Wilmington (Major Beach City), Greenville (College/Medical City), Charlotte, Asheville, Boone...just to mention a few.These cities are all unique but many of them are considered to be in the top 100 cities for home buyers in the US (This was based on another article that I found on BiggerPockets, although I am having a tough time putting my hands on it).Ultimately you have to decide what is your strategy, which will be more than just knowing a price point that you are interested in.As far teams of people that could help an out of state investor go, I think that you might start with other out of state investors and see if they have any recommendations.
