if not (which I suspect), what is going to happen when the pool needs to be resurfaced, the heater goes out, that basketball court needs to be repoured, the weight room equipment needs replacing, etc.

Updated to brand new roof, resurfaced kitchen wooden flooring, updated kitchen countertops with Granite, updated with new carpet, updated both bathrooms to modern look, painted the whole house inside and out, added a additional bedroom in lower floor added new modern chandelier and upgraded light fixtures to modern style.

It's not that these are really different, i.e. driveway vs. shared parking but (somehow) shared parking seems to get more traffic, wear out quicker (i.e. develop potholes) and it's not cheap to resurface

To me, if you're going to have to come out of pocket to replace the roofs, resurface the parking area, replace big communal boilers, etc. in 1-2 years you might as well add (for analysis) those into the purchase price as your cash-flow won't build reserves fast enough to cover those.
