You can do this on your own but having help with PadSplit's software will take your game to the next level.

Does quickbooks or any other software allow me to consolidate everything to one app and automatically input my accounting, with reports?

I would never invest in anything based upon something some computer or software spit out.

If you want an in-depth view I would:- Research government statistics (population growth, median prices, appreciation, etc)- Qualitative research- Go to meetups, talk to investors (you won't find it hard to find someone investing out of state in OH)- Use softwares like rentometer, Vestmap, etc that's what I always say.

Are there any challenges or reasons why some of these tenants wont be able to pay through the software that I am not aware of?

Most credit reporting offered with property management software will include an ID check of some sort also.
