Hi I'm gege new to the site starting the Wholesale investment and need help finding seller, where should I brand myself is there an email pitch or a call pitch I can send to seller, like people in foreclosure, or bankruptcy, or late payment and where will I get the ARV, Repair Value, Offer The price that you need to get it under contract for and  where do I get the contract form and if I get a seller and a buyer how do I get a legal person to handle all the paper work for closing.

I would be very careful with a lot of course or guru in general right especially a price tag like that what I would always recommend reading the contract and see who is the person more in favor and if its not you then dont sign up very rare to see someone actually benefit from a course.

It’s one of the few places where you can still buy affordable properties, get strong cash flow, and see appreciation in the right areas.I personally built a 12-door portfolio there, and while it wasn’t easy, the market fundamentals are strong—affordable entry prices, high rental demand, and a city that’s been seeing steady growth.

I make it a personal goal to never turn down help.

All I can say is that when an investor is the person who's doing the job that a real estate broker is commissioned to do, per state law, that's brokering without a license, which is no bueno and shouldn't be allowed. 

I have been on BP a long time and maybe about eight years ago , a person had a small chance of finding a posted house for sale here that can be flipped.
