Some charge a percentage of project cost.

To me, mid-tier houses are likely one of the best long-term appreciation investments because they are sought after by so many people in that market, a smaller percentage of people can afford luxury houses and also they may be more volatile but there's always demand for the mid tier price range for the average Joe.I consider myself a serious investor, my LTR's are in a place I would otherwise never travel to, my own preferences and opinions on the location are meaningless as this is purely a long-term investment decision for me and I won't allow personal preference for a location to impact my decisions.

I suppose there is a reason agents are doing it but I cannot see this as a profitable endeavor...I believe that Realtors who sign with Realtor.com leads pay a percentage of their commission to Realtor.com if they successfully close the deal - something between 20 - 40%.

I’d suggest drafting a solid agreement upfront that covers everything—ownership percentage, costs (mortgage, repairs, utilities), how profit is split, and even exit strategies if one of you wants out.

When I allowed HH properties at my company, we screened people to the degree we could (credit, background, income, rental history), but you still end up with some percentage of "crazies" who can derail the entire property and force out your other tenants.  

One of the bits of info they share is percentages of listings at various price points, and "below $1200" is one of those break points.
