If and when the wall needs some serious patching, rip out the drywall and double or triple up a few of the studs so there's plenty of wood for several tenants to mount their "idiot" panels (old-timers remember the term "idiot box"!).

(On a positive note, I did survive that rough patch in my life and I'm much better now.)

I always give the garage a fresh coat of paint on my flips.Just yesterday I had my hourly guy patching holes and retaping some areas of drywall in the garage.

But that was also repairing roof patches where the existing gutters had backed up and caused water to leak into the house.

She also wants to sell me a 3/1 in town 8 minutes away from this secluded patch of land. 

Its hard to find "good" contractors, and thats part of the problem of this area... a lot of mickey mouse patch and caulk jobs!
