Hey David, you should consider investing long distance only if you're willing to put in the legwork of market research and networking to build a strong team of property managers, contractors, and deal finders.

To overcome these, investors should focus on smaller properties, value-add opportunities, expand into secondary markets, leverage creative financing, partner for scale, monitor development trends, network aggressively, and use market data tools for tailored advice.

I would also add that you join your local REIA chapter (Real Estate Investor Association) as it will allow you to network with other STR owners and get more location-specific information.
