My challenge is, and has always been, that I forget things at a certain rate if I don't employ them so I must continually 'sharpen the saw' by reading, listening and applying my skills, as well as finding new ways to improve my systems for finding working and monetizing investments.Most people who invest in income real estate start with something smaller and manageable like an SFR or duplex.

One deviation for ROI that I often encounter which makes sense to me is when figuring in the proceeds from resale of the property (this is when you monetize your amortization and appreciation and can calculate the $ benefit of both as a % of your original investment).
