For restaurants, rent should ideally be under 10% of gross sales, so I believe $5,500 a month is fair.The seller doesn't have a rent roll or strong financials, and his tax returns are 50% lower than his claims.

If you mean damage, poor cleanliness etc then AirBNB takes the cake for us.If you mean guests that need extra help, like maybe how to connect to the WiFi or how the little restaurant in town is then I guess that VRBO guests might be a bit more needy.
