The Agency’s investigations are complaint driven, so we rely heavily on the public, and our licensees to bring these individuals to our attentionI am pretty sure the real estate laws read almost verbatim in each state its just up to a state if they want to follow up and chase this stuff.Oregon is a small state with only 3.5 million people total. and when they get on something they will go for it.. but like she said they only follow up on complaints..

here goes...protecting the consumer (sellers) from "de facto brokerages" was the main reason for the new law. licensees have to make certain disclosures that unlicensed wholesalers don't and the Realtors Assoc does not like this. they made a comment along the lines of, "we want a licensee in every transaction."

That's because licensees are highly regulated and are held to legal and ethical standards, where unlicensed wholesalers are not.I've personally witnessed clients nearly get screwed out of over $120,000 by a wholesaler.

Hubuz, Altisource and Real Home Services and Solutions (RHSS) are not licensed to sell real estate in the State of CT, even though their site states that RHSS is a licensed broker  Any CT licensee that is reprsenting Altisource, HUBZU, Ocwen or RHSS is violating licensing law.

Check your state laws, in CA it is illegal for a licensee to talk to a homeowner who is currently listed.Eddie--you're totally right.
