Plus rent is not a guaranteed income stream as Erik pointed out people think so but during the GFC many folks with max leverage had vacancies and lost their portfolios I know people think rentals are immune but they are not. true financial freedom Is ZERO debt rentals in the rental concepts.

Keep in mind that if your biggest worry is a downturn, multi-family is no more immune than single-family; depending on the market it can have more exposure, because more SFHs may come on the market driving down apartment demand.

if there was not failure by landlords in a significant way there would not be hardly any properties to buy.. they would all be performing and ginning along just fine.. since they are not building any new ones.. its just recycle the old inventory from burnt out landlords who give up their dream of thinking low end rentals is financial freedom.Nicer assets while no immune have so much better chance of treating the landlord right over the course of the years.. better tenants more stability..

No one is immune to acting in an otherwise unsavory manner because of the force of self-interest.With all of that in mind, most of the time when I see something I'm disappointed with it usually comes back to something I can point to, i.e. forgetting to put some clause in a lease, seeing something at a property but ignoring or forgetting about it, etc.

@Kyle J,Unfortunately, rentals posted on Zillow are not immune to scammers’ tricks.
