I can't retire, refuse to work for someone else,  but I do have cash built up (Thank GOD), and a 850 Fico across all the Credit Bureaus.

A day or 2 later the broker calls me and says they still want to proceed, but they are cutting the deal back to 60 LTV from 70 LTV and THANK GOD I had already a back up investor lined up at my 70 LTV that I went with instead.

Hi Alex,Thanks for the mention.Unfortunately, investors sometimes expect providers to subsidize all loss of income incurred on a property which isn't feasible.We do our best to minimize costs and in many instances "eat a cost" that we shouldn't.Can't control "acts of God" or the weather/other people lolAs we all should know, there are ups and down's with real estate investing.Business is easy and people make it difficult as the saying goes.Our PM never just throws "a body" into a property just to call it "tenanted"Why?

The answer to these questions will determine whether or not the appraiser's opinion is credible.Unless you are getting bank financing, then the appraisal is nothing short than the word of God.

But God help me if I start to remember your phone number. specifically...Winning the case isn't the hard part, the hard part is generally finding a lawyer that is willing to file the paperwork because there typically isn't a ton of money to be made so they don't have a lot of incentive to take your case.
