I'm sure there are great, stable areas in Columbus but I'm not convinced the appreciation has been as strong as most would lead you to believe.I don't know much about Cincinnati, but one glance at the median list price over the past 5 years (attached below) would be enough for me to write it off as not appreciating.I'm personally partial to Detroit and that's where I invest and do a lot of business with other folks as well.

Most sellers are looking for 70-90% of the legal payoff nowadays no matter where the property is located, which in many cases is well above the unpaid balance. 

In my experience, a property with multiple cottages and outbuildings can provide all kinds of creative strategies...some folks try short-term rentals or even specialized retreats if local regulations allow.

We still have a ton of demand from OOS folks but we're having a hard time filling it with quality deals. 

Just a heads up LTR folks are pretty brutal on furniture.

That makes private financing a solid option for folks with non-traditional credit or complex financial situations that banks might shy away from.Then there’s the tailored approach to loan terms.

Where I see my clients do really well for their clients is the HVAC is brand new electrical panel new  Roof brand new etc etc.. kind of like those that buy new construction for rentals those folks are paying full retail for those..

There are lots of folks Bigger Pockets who feel they have to carry a gun to show vacant units.
