This will give you the opportunity to see how each of the disciplines are unique and different, and profitable for the time invested, and allow you the chance to decide which segment to become an expert in.

While I prefer to see properties hit the open market as that's often where the most value is realized, I have seen deals that made sense for all the parties involved that did not hit the open market.For returns, commercial investments do operate differently than residential, and the primary difference I see is the emotion vs. numbers of the deal.

You're right in that it makes no logical sense so my best guess is that it's an emotional thing for them they have to work through.  

That said, I always encounter people who always wanted to get into real estate investing but did not know how nor did they have the time, patience, resources, and self-discipline to do research on their own.

Since they are not pets but are needed for medical therapy and emotional therapy dogs.

The husband is a pretty emotional person, he kept saying that all the memories of his kids are in that house, and he would not be able to sell the place!!

It is often too difficult emotionally or mentally exhausting to give up their previous home.
