For a long time (~6 years now) I've been learning and researching, but it wasn't until recently I was able to really start really saving some money and drumming up interest among family members as well.

It is something I definitely miss; I have to play the guitar quietly in a back room only during waking hours, I can't blast a surround-sound system, I can't be naked in the backyard if I want to be, my drums aren't even set up in the house etc.

Hey Terrez, I've noticed that marketing is very aggressive in Louisville and there are a lot of agents and wholesalers trying to drum up deals. 

Just rambling on this post, but as of today I’m convinced more than ever I need to focus more time and energy on OUT OF THE BOX sourcing strategies to drum up deal flow if I’m going to maintain my parameters and motto.

If you try incremental increases over time, they may be able to survive but it will eventually drum them out, you'll have wasted your time, and you may increase the risk of loss.

Right now I’m station at ft drum NY but I’ll be ets the end of this year and will be going back to California so it’s a big change of market in terms of the flow of it and the median price.

If you've got airspace between rafters a little physics says that's going to act like a drum.
