Best case, I'd put an extra fridge, some plants, storage shelves, shoe racks, etc. 

I am just very curious if there's ever a shoe that'll drop that no one suspects, it's how it usually works. 

These are a few initial steps I would take if I were in your shoes. 

If your market supports medium term rental demand and you're having issues getting booked, put yourself in a potential guests shoes when reviewing your listing.

As hard as it is (and I've been in your shoes), you have to work on getting her out ASAP.

But, in the end, those skeptics aren't in my shoes or the ones faced with losing MY company if I get hit with a lawsuit.  

If I were in your shoes, I'd reach out to people in my building or neighborhood to see what they're paying and who they're using.
