Time expenditure and cost as not really a factor for me but like was mentioned by others, is there any real value in focusing on this?

It sounds like this sub is trying to throw everything out there to make it sound like it will cost a lot regardless of whether or not its needed.I'm reading that the water heater is electric, not gas "With an electric heater, the two drains lines would also be required", correct?  

and if you're handy that can be a huge advantage, as you reduce the cost as compared to someone that has to hire a GC. 

Although your suggestion has been considered, it'll cost a lot less to renovate & upgrade it than starting over elsewhere. 

They're good quality, look great, and didn't cost a bundle. 

Yes, things cost A LOT more, making it hard to find good deals and create cash flow, but having a great partner is worth the extra cost.

While these cost a little more, depending on the rental, it can give the feeling of luxury, without costing a lot.

It might cost a bit more, but they will ensure you have it set up right. 

This could be particularly important in Pittsburgh, because a lot of properties there are built on hillsides (and there's a lot of rain), both of which can cause foundation problems that can cost a small fortune to fix.
