The free version is bad, because we had to wait 10  days sometimes just to get the money in our account (it's 5 business days, so if there is a holiday, and weekends, it can go to an extra 4-5 days).

I've seen a few mobile homes where the seller is asking 4k or less and I still have to say no because there is so much in repairs.A good basic contingency clause is to include the "contract is subject to buyers and partner's written approval and inspection within 14 business days."

I recently started accepting Dwolla for my rentals.Some thoughts:It takes 4(business) days minimum to process the payment from renter to Dwolla account, then 2 days minimum to process to your bank account.

If there is a purchase agreement that is intended to end in a contract for deed, the seller must affix the statutorily required disclosure to the front of the purchase agreement and the contract for deed cannot be executed for at least five business days following the execution of the purchase agreement.

Getting a short sale in contract prior to it hitting the marketplace has become increasingly difficult, government backed foreclosures now require a listing to be active on the market for 5 business days, and require proof of the listing being live on the MLS (Agent Detail Report to be uploaded into the system the day it goes live).
