If you cannot have a competitive advantage anywhere at all then by that individual's own admission they themselves shouldn't be in real estate whatsoever because it's pointless to try and compete. 

At first, they will give you the low price, hard to get rid of properties, or the crazy clients, and you'll be happy to have them, you need to cut your teeth somewhere.     

My next bit of advice to not have carpet whatsoever because tenants will generally not take great care of it (dropping food, wine, coffee etc. on it).

Lending lawyers can be as rare as hens teeth so you’ll likely hear the same few names.

Being new to investing it may not be the best idea to cut your teeth on an apartment before gaining experience unless you have an experienced investor you can at least bounce ideas off of. 

Under no circumstances whatsoever are you to pay the seller of the property.
