Obviously there is more to it than that but the root of it all is getting to know your tenants and then verifying some basic data (checking to see if they are full of bs about their job, for example).I’m moving out of state in March , so want to make sure my unit is rented before we leave.Sounds like you need to be extra sure you have a good tenant in there and potentially someone to take responsibility for monitoring the place. 

I suggest asking yourself "why" 5 times to get to the root of the desire to invest.

The plumber says the floor may have to be busted (concrete slab) to correct root problem and replace pipes. 

For 2016 I'm going back to my roots in regards to finding deals, stuff I have not had to do since 2007/08 when the market was hot.

But there are lots of great opportunities here, and Colorado is gorgeous... pretty sure this is where we'll plant some roots and stay long-term.

I just spent all weekend with a rented tracked skidsteer loader with a monster bushhog cutting this bamboo down and grinding it up . it was more than my kubota's bushhog could handle , I still have at least another day with a york rake to clean up and pile the stuff up .At least I can pile it in the back of the lot , it would fill about six 40 yd cans .The fun part was this skidsteer and bushhog ripped thru the bamboo and it would grind up 4 inch saplings , I knocked over a couple trees roots and all came up .

I truly applaud your mother and let her know I'm rooting for her lol.

@Lucky Oldham  all these programs have their roots in MLM.. if you have been to any MLM presentation it always starts out with the speaker show his wife and kids and how you deserve to be there and we are all doing this to spend more time with our family etc etc..

I figured while I'm waiting to get a root canal I could make some use of the time to ask a question.
