[AND] You are caught off guard by this...There are owners in here who would not be at all caught off guard by this--because they understand their renters.Now you want to "Go Toe to Toe" with these people you seem to have very little understanding of as a front line Manager.That's all I have to say.Maybe other's can get more in to the meat and bones of the problems--I'm just addressing it globally. 

And, to add insult to injury by castigating those of us who have, and are still boot strapping our business (many with a W2) until we can have "deep reserves" is  not only offensive but disconnected.

No offense @Samuel S.but considering your lack of knowledge in what to do with your investor's money, I would highly recommend not taking his money at all.

Good point about the iBuyers - I hadn't considered that.I think it's important to underscore the mentioned point that contractor's are taking advantage of this market (no offense OP).

Did he tell you about the offense immediately or only after you found it?

Unfortunately, I've personally pelted MikeOH with numerous questions (among others of course) and he's always been graceous enough to answer EVERY SINGLE ONE (had to put that one in caps...MikeOH style).No offense to everyone else who has helped me.

Avoid the ones driving $65,000 lifted trucks and the ones in rusted, 1991 minivans, no offense to either of these groups but the rest are probably what you're looking for.

But also areas where you can get 18% yield with a likely 200% equity increase on top. some of the comments here are just plain ignorant and offensive.  

And then you sign the affidavit that everything is true and correct as far as you know and its not: That’s perjury, and against the IRS, a government entity: that’s a felony offense.3.Need to have a documented mileage log to sunstantiate it under audit.

I doubt you could be prosecuted for a Fair Housing violation when marijuana use (medical or otherwise) is still a criminal offense according to federal law.
