I was disappointed to learn this, as I always thought of the "fixer uppers" as the better deals (buy low, fix up, force appreciation and command higher rents!).

@Ken Rich Without knowing any of the specifics of the property I can tell you that Manchester is a desirable rental market and  especially if a unit is vacant it will command a lot of interest from both owner occupants and investors if it is in average to real good shape.

The only caveat I would add to this is that some markets command higher lower CAP rates, even on mismanaged and partially vacant properties, due to the crazy appreciation and "potential" future rents.

If the cabinets are functional and it's not in a location that will command high end rents, I'd leave them, maybe paint them and as you said new hardware.
