:One of the things I have never understood is why landlords would even consider allowing animals to live in their property.Nearly everyone of our tenants has a dog or cat, and we never have any problems.Our problem tenants in the past had problem pets, and I'm sure there is a correlation.It's simply back to screening.Rabbits are banned though.

Or I thought about saying "sorry, airbnb would ban us" and making them always pay through airbnb.They're already paying $100 more a month than our "long term" roommates, so I like the idea of extending them.

Landlords who don’t want tenants who are going to mug their neighbors or deal drugs will now be treated as racists and potentially sued.Last week, the Department of Housing and Urban Development issued new guidelines to landlords, warning that bans against renters with criminal convictions violate the Fair Housing Act because they disproportionately affect minorities.In effect, the Obama regime is now outlawing criminal background checks for apartment rentals, even though such screening is critical for the protection and security of tenants and property, and serves a legitimate business need.In a newly released 10-page missive, HUD warns landlords they can be held liable for discrimination if they deny housing over criminal records.

That said, some homeowners' insurance companies have banned certain breeds, so be aware of your own policy when you rent to people with dogs, and/or make sure your insurance company doesn't practice breed discrimination.
