Copping an attitude isn't going to help you, a real education might.  

I treat my tenants honestly and fairly and without the attitude.

Even if they start paying (which they won't) their attitude is intolerable, They have zero understanding of how the landlord/tenant relationship should work, and they clearly have zero respect for you.

#1 is change your attitude and outlook towards a goal. #2 write the plan #3 switch to a similar job type with company you like better #4 take care of you- eat healthy, exercise, listen to educational podcasts during that down time, be kind to others (an amazing gift to yourself).

Second, I would offer the same advise for most everything:  Worry about things you CAN CONTROL: Your EFFORT, Your ATTITUDE and Your FOCUS! 

These median numbers may help with general attitudes, but it really doesn't help a whole lot for active investors making any actionable decisions.

Most people waste vast amounts of money on useless consumer products and will continue to do so if they do not make the necessary attitude adjustment.   

I agree with the above and will add that LA is a huge city with a melting pot of ethnicities, attitudes, and personas.

Return all deposits due, super-clean the place, replace worn/old appliances, list for higher rent, screen for attitude as well as income.
