I have been getting updates to the few lenders I subscribe to, that rates are falling. 

Also, I do not subscribe to that ABCD area formula.

I'm in columbus OH and subscribe to yardi but I'm more interested in Midwest analysis and more specifically anywhere within 4 hours 

they would put up an offering and it would be over subscribed in 1 hour.. no way any investor could do proper due diligence so FOMO was alive and well with the investors and some of the deals I saw them put up were so risky.One I remember clearly was a Second position on an infrastructure loan on GA. 

Think of it this way - there are millions of Biggerpockets members, podcast listeners, and Youtube subscribers who are actively investing - BUT THEY DON’T HAVE A REAL ESTATE LICENSE LIKE YOU DO.That’s where you come in - we need rockstar agents like you to connect these leads with.

Simply being a subscriber to Rent to Retirement.

I was recently on several podcasts of folks who have over 1000 subscribers, so that may help the cause. 

I’m an avid podcast listener so I subscribed and started listening to the antics of Brandon and David that night.

and or are so unsophisticated like that website made these folks sound .. to not know going rates.to me it was just telling someone who does not know what they don't know what they want to hear to get you to subscribe and make them money

Unless, of course, you subscribe to the Buffet school of thought and get excited when you see "blood in the streets."
