Tenants can easily claim that something was stolen when you showed the unit to a stranger.I also learned not to show a unit, even if it had been vacated, that wasn't ready yet.

They hired their electrician pal to put in a new electrical panel for about $1,000 on a weekend, calling it an emergency, when the only problem was that the tenant was trying to plug too many things in at a time.On and on, to the point that about $6,000 of reserve money was stolen over about a 3 month period of time.
